Non-Refundable

The lowest price. Paid in full at booking, and not refundable if your plans change.

standard rate

Flexible

Cancel free up to six weeks before you arrive. A quarter now, the rest at the six-week point.

  • 25% when you book. The balance is taken automatically 42 days before arrival.
  • Cancel more than 42 days before arrival and everything you have paid is refunded in full.
  • Inside 42 days the booking is non-refundable, because we are unlikely to re-let it.

Fully Flexible

Cancel free up to 48 hours before you arrive. A quarter now, the rest five days before.

  • 25% when you book. The balance is taken five days before arrival.
  • Cancel more than 48 hours before arrival and everything you have paid is refunded in full, including the balance.
  • Inside 48 hours the booking is non-refundable.
  • For when the plan is right but the dates are not certain yet.

Security deposit

£500 on every property, held as two halves: £250 against damage and breakage, and £250 against antisocial behaviour — noise, parties, and any disturbance to neighbours. It is not part of the price of your stay, and is returned within seven days of checkout unless we need to make a deduction — in which case we will tell you what for and show you the evidence.

If you have to cancel inside your window

Ask us. We will always try to re-let the dates, and we are not obliged to refund you if we manage it — but in practice we often will. It costs nothing to ask and we would rather you did.
