The practical detail

Check in from 3pm, out by 10am. Hawkesmeade runs to 6pm and Hawks Farm to 8pm. Please do not arrive after 8pm where we have close neighbours.

Self check-in at every property, via a key safe. We send the address, code and wifi two days before you arrive — that delay is deliberate, for security.

Both chargeable, both subject to housekeeping. £60 an hour or £90 for two at the larger houses; £30 an hour at the smaller ones; £15 at the Sheffield flats. If someone else is in that day, 1pm is the earliest and midday the latest.

Charged per property and shown on every property page, from £39 to £379. It is on top of the nightly rate.

£500, refundable within seven days. Half covers damage, half covers noise and disturbance to neighbours.

Most properties take 10–20% off a week and 20–35% off a month. It applies automatically.

At every property except the two Sheffield flats, and free to use. Open until 10pm. Pre-heating costs £17 at the larger houses, £7 at the smaller ones — worth it, as a cold tub takes hours.

Bedding, towels, coffee beans, toilet roll and basic toiletries.

More toilet roll if there are a lot of you — sixteen people get through it fast. Extra towels if you want separate ones for the hot tub and the bathroom. Robes, which we do not supply.

Not allowed anywhere. Quiet hours are 10pm to 7am, the hot tub and garden close at 10pm, and there is no music outdoors.

Fitted at Hawks Farm, Hawkesmeade, the High Street manor and Coopers Lane. They measure volume only — no audio is recorded, and there are no cameras anywhere.

Bring them, but nothing stuck to walls, ceilings or fixtures — the adhesive takes the paint with it.

Varies. Hawks Farm holds about five cars. Coopers Lane needs a permit — we cover the first car, additional ones are £9.80 a day.

Included. Clean the grill before you go or there is a £42 charge — there is an outdoor tap next to it.

At some properties. Please ask before booking, even where a listing says dog-friendly.
